The Vegas real estate market took a HUGE dump during the 2008 crash, then was stagnant for awhile, and then started to creep up.
People who bought post-crash ended up doing quite well, even if they waited a few years before pulling the trigger.
Unfortunately, this rebound apparently is finally bubbling itself, and small factors like legal weed and the Raiders coming are not going to change that.
back in 2013'ish the housing market in vegas was fucking clutch and i was killllling myself for not buying there by 2016, because in 2013 i was seeing properties in summerlin in the 220k range that like, were houses with a in-ground pool, that sort of thing. and by 2016 those houses were in the 280-300k range.
and honestly everything i read about it since was so optimistic and so rosy that i genuinely considered getting an income property there just to rent out for wsop + nye etc.
guessing i might get my chance next summer/fall tho because once the banks start foreclosing on these vacant properties, they arent going to hold onto them until things improve.

Look at the home builder stocks. Lennar LEN, Toll Brothers TOL, Pulte... ask why you are seeing what you’re seeing in those ugly charts and work from there.
It ain’t the end of the world but bidding wars and low supply have had their day.

I never took ZH seriously but there appeared to be numbers in the article and I trust numbers. If you (and Daly) feel they or the conclusions they present are spurious, thats enough to give me pause.

I'm hearing 5G i s a total problem child and they cant even get reception if there's a fucking tree between the tower and the cell phone. There are other markers as well saying all is not going to be well with 5G. I expect they will just lie about coverage/reception just like they did with 4G if the best and brightest cant get it up to snuff, but all that glitters etc, at least right now.
