    I have no way to restrict someone to 1 post per day in a particular thread, but I am going to ask FPS to follow this guideline, at least until his postings become more relevant, at which point I'll revisit it.

    Complaining about 100bps over 30yrs is like equivalent to complaining about taxes on a cocktail.

    1. If you use the full 30yrs then it is vastly hurting you (fuck maybe you shouldn't be buying a house either), however any good lawyer or accountant or financial advisor will tell you that even paying 1 extra mortgage payment a year will decrease your WAL by like ~6yrs and 2 by ~10yrs.

    2. You're an idiot if you get an ARM mortgage and don't plan on paying off the house you purchased before the reset date. People still do it, and it worked out for them longer than it should it have, but now they're going to see their mistake now. In theory it's still not that fucking bad for them, give in another 5 resets then lol.....

    3. Keeping rates artificially as low as they were over the last few yrs will have caused more damage then good had it continued. Low rates will actual hinder economic growth in the long term and gives a false sense of the norm to people like you. In 05 a IR of 5.75% on a mortgage was solid as fuck and now people are shitting on 4.5%???? In 1999 it was 7.5% and people were buying...

    If you're going to buy, yes you missed a nice boat (literally closed on my place a few weeks before our emperor was elected so), butttttt rates are still fucking low. Buy now because if you're complaining about 4.5%, that's sure gunna look better than 6% in a few yrs.

    Just to clarify: 2 is the maximum number of posts per day that we would have to read between the two. But they would each max out at 1. For example, if FPS did not use his post for the day, Gordman would not recieve a second post. He would still only get 1.

    So while the new framework of the deal is a package deal in the fact that they're both included, they would not be treated as a package, they would be treated as individuals, capped at 1 post each, in the deal. If that makes sense.

    Why? I am almost guaranteed to get a better rate of return than 3.25% over 30 years.

    Add in about a 35% tax break between State and Federal on that 3.25% and there's no way you can justify paying off early.

    I typed out 2 long responses on my phone but the site didn't save it...

    Long story short, yes you can get a higher rate of return than 3.25%, however here is the risk. IG bonds will pay you 50bps over that currently, if rates continue to rise (they will I think) your return compared to the market will have decreased... you can sell for a loss (because people wanting to buy your product will want similar market returns so your PAR bond is now 98pts). This shouldn't discourage you from investing, but I'd rather invest a little now and ALOT later vs a little over time.

    Also, you could invest in HY&Equity products but alas that comes with its own risks and rewards... Im very risk adverse when it comes to my personal savings/retirement (not gambling bankroll) and not gunna lie I loved the +25%ish return I saw in my employee stock, but stable value is the way to go until rates increase further and that shit pays like 3% currently. All about your risk appetite brah.

    Lastly, the tax break on your IR is great, it fucking saved me paying a lot more at the end of the year than I had to... but see here is the thing, that ~35% tax break you're getting, if you have other gains from poker/DFS/liquidating equity you're justing paying one hand to offset the other. Now if you don't have any supplemental income away from your main source than yea it's fucking nice.

    I think it comes down to personal choice, but paying off your mortgage early makes sense for my situation and for many others.

    Are you buying a house to pay off or sell in 5-10yrs or buying one to payoff in 15+yrs....

    Also, raising interest rates doesn't always correlate with tanking housing prices.. did we forget 03-05??? Also rates moving by 150bps won't drive prices down that significantly.

    True, but anyone living on fixed income (for example dividends) is taking a massive risk paying rent.

    It's amazing how people can't look at history.

    What would happen if you were living on 2.2% return on dividends and all of a sudden we had a decade of 6% inflation?

    Your rent would skyrocket and your income wouldn't.

    That's way higher risk to me than having fixed rate debt and pumping the extra into retirement and savings like I am doing.


    Also, I will lulz if we get into higher rates and inflation. I will take that cash I have been stock piling and buy real estate for pennies and start renting it out for dollars.
