    Now I know you need 2 party consent for PHONE conversations, but what if I was say holding my cell in my hand and it was recording audio but no video as I was talking to him one day without him knowing?

    I don't want to break the law in any way, because like the little cunt he is he will run right to the police and have me arrested.
    im sure you can use your mobile phone to record your conversation, you can even download apps....

Why do you think it's simply the breed, has he told you? Does he have young children, anyone in his family been attacked by a dog? Etc and so on.

    It's weird that a guy with a seemingly good track record goes sideways like this for no good reason, but I've had crazy neighbors before and nothing would surprise me.

    If the guy owns and doesn't rent then it's probably best to find another place. Doesn't seem like there is any chance of finding common ground, especially since you punked him in front of his wife. More details on that exchange would be appreciated, what specifically prompted the outburst?

    Great fences make great neighbors, but with your driveways right next to each other that's not going to work.

    Forget trying to get him on tape, escalating the situation with a crazy guy who lives next door to you can only end badly. Put the dude in the rear view IMO.
    Nothing else to it Tony, swear to God. He is completely unleashed when I am outside working, usually just laying in the driveway watching me or just hanging out. ( I have a large parking area in the back of the house, neighbor does too, they are adjacent with 4 foot picket fence in between) There is no need for a leash, because he just isn't aggressive and all I have to do is snap my fingers and he is right there if he starts wandering. ( I have 3/4 acre, huge backyard and another yard right out the back door that is fenced in.

    Dog is outside for maybe 10 minutes at a time (I let him out, he pisses or shits and then scratches the door and I let him in. every single time), unless I am outside working on something and he is with me. He would never hurt a soul unless he thought I was in danger.

    Does not bark, is literally the perfect dog. Completely not aggressive in any way shape or form, even walks up to the fence separating our properties when neighbors kids are in the yard playing wagging his tail. Never has looked at ANYONE sideways including the neighbor, just isn't in him.

    Only time he barks is if someone knocks on my front door, that is it. When I first got him it took him a month before we even heard him bark once.

    You have to remember I live in a city that is full of ghetto ass nigs who fight dogs, mistreat them and every other day there is something on the news saying how "dangerous" pits are. He stereotyped the dog from day 1, and now probably feels like a complete fool because in the 10 months I have been here the dog pays him or any of his kids (he does have two small ones) no mind.

    As far as the poisoning shit, like I said I have a private yard out my back door that has driveway separating mine and his property and fenced in so no way he could slip him anything. And again I am outside with him if it is for any length of time.

    As far as the lease option, it works for my situation. The house needed work much of which I have done over the past year and have increased the value significantly. With the sale price fixed from when I moved in, now when I get a loan I am going to be at 70% LTV and as you know it will be hella easier to get a good rate with it so low.

    Dogs shouldn't be outside unleashed, period. Especially large, potentially aggressive breeds. We have two bassett hounds and if my neighbor had an unleashed Pit I'd be pissed off about it and would let them know. It specifically says in our HOA's that dogs need to be leashed unless an invisible fence exists.

    You seem like a hothead, don't get me wrong I like you as a poster, so maybe you should live on a property with like 5 acres and no neighbors.

    If you have 70% LTV then I would buy the house and immediately sell it.

    Dude I live in the fucking sticks, middle of nowhere. There are acres and acres around me no one has their dogs on leashes on the few houses that are way off. The reason why I moved out here is so my dog could have plenty of space to move around. There is a 10 acre farm across the road in foreclosure that I take him to all the time to run around.

    No one else on my street has a dog, and I literally have one neighbor next to me and one way across the street. And again my dog isn't aggressive, even toward other dogs. You sound like you have been watching the news too much as well just assuming that because it is a pit is has aggressive tendencies. False.

    There is no need for a leash especially because my back area is closed in and 200 feet from the front street. When I build this fence though I am putting a double gate at the front of the driveway.

    Oh and yes, confirmed hothead.....which really doesn't have anything to do with this situation especially since I have been ignoring passive aggressive harassment going on 11 months now from this faggot.

    I will try to put some pics up later on to give an idea of how my property layout is, it is a hard to describe unless you see it. There is no foot traffic.....or any other traffic to speak of.

    And I am not selling this house, I plan to be here for a long time unless I get rich.

    Oh side note - The chick on NFL Total Access is pregnant and her tits are literally the size of watermelons.     1, the neighbor isn't being passive aggressive, he's being aggressive. If he's reporting shit about you, there's nothing passive there. Stop calling it such.

    2, most knowledgeable people agree that when pitbulls do bad shit, it's the owner's fault, and you are a self-confessed hothead, prone to wishing terrible endings on people. That doesn't exactly put people at ease when it comes to your dog.

    Thanks for the extra detail. If you have a calm dog with a good nature there's no reason why he can't meander around with you out front if you're there. The non barking is a bonus, sounds like this neighbor is just a clown. Regardless of this guy's kids..situation..whatever, if your dog doesn't show any signs of aggression or bad behavior of any kind then he is way, way out of line.

    You have 3/4 acre and your driveways are right next to each other? That sucks.

    If you will really be at 30% equity when you exercise your option....well then fuck this guy. You don't walk away from that obv.

    Hopefully you scared the shit out of him and now he will leave you alone, otherwise you need to man up and have a sit down. Apologize for the disrespect you showed him in front of his wife and get it sorted out. Business is business, and 30% equity is business.

    If after that you still have problems, then sell, collect your equity and find another place. At least at that point you know you made effort to make it work.

    Everybody has to eat some shit from time to time, but if you can come to terms it will be worth it.

    When I said in the city I live in, I meant "area". Obv I don't live in the "city", but I used too and while in the sticks I am not that far out in the suburbs. If that was what you were referring to. I am high and could have misunderstood. It is all the same metro area around here.

    I have 2 driveways BTW (I live on corner lot off secondary rd), the one closest to neighbor was added later it is not original.

    Very typical for a place that is in the sticks to be very close to a major city. Baltimore is 15-30 minutes away from a lot of places people would consider the sticks.

    That's one of the things I really miss about living back east.

    In Delaware the DuPont's preserved a very large area of land that they wouldn't allow any industrial building (except for their chemical plants of course), it's called The Brandywine Valley. It's amazing... Miles and miles of back roads and country side, state parks, lakes, rivers, and the majority of it open to the public. All of this is 10 minutes from the city and 30 minutes from Philly. This is a pic of a small part of it, where the DuPont mansion resides...

    re: taping, check your state law, i think Mr Finkelstein advice is unreliable

    California has an anti eavesdropping law against taping conversations in public places. I know of it because police have been using this law as an excuse to stop cellphone recording and confiscate the equipment, claiming that despite their being on-duty, they are still private citizens entitled to protection under this law (horseshit imho)

    for illegal eavesdropping to occur:

    1.It needs to be intentional-not accidental.

    2.It needs to take place without the permission of one of the parties to the overheard conversation. If one party consents and the other doesn't, it is still eavesdropping.

    3.The conversation needs to be confidential. This means that it needs to take place in circumstances that reasonably indicate that at least one party to the conversation intends for no one else to overhear it.

    4.Most importantly, eavesdropping needs to involve the use of an electronic amplifying or recording device, either to overhear the conversation in the first place or to record it.

    i am not sure how courts have interpreted this law, although a highly interested person like you might do some googling to learn...

    also, be careful about challenging your neighbor to a fight...at the very least you are guilty of misdemeanor disturbing the peace, and if you are in a concealed carry state/jurisdiction, he may be packing--your threatening him (particularly if you much younger, stronger and highly pissed off) may give him justification to use deadly force to defend himself.



    keep you dog on a leash or within an enclosure, have his license and vaccinations current (city laws)


    next time you talk to your neighbor, tell him you are thinking of renting the place to a Title 9 family

    Listen up, NBH. I've got just what you need to solve this little problem of yours. But it's going to take some balls and ingenuity.

    The solution is simple: Get his wife to divorce him with a major upper hand in the trial.

    Start off by leaving used condoms in his driveway and in the trash-bins. Jerk off into them if you have to. This will work best if you can time the planting of the rubbers in such a way that his wife will surely see them before he does.

    Next, hit up Craigslist and Backpage. Plaster these sites with ads for adult modeling gigs, sexy secretaries, and nude housecleaners. Obviously, leave his home phone number in the ads.

    After a few weeks of this, it will become harder for him to plausibly deny to his wife that he's been fucking around. That's when we move in for the kill shot. Start calling up escort agencies and prostitutes on Craigslist and Backpage, and send them next door. This wave of whores will be more than their marriage can withstand.

    With so much evidence of infidelity, he won't stand a chance in divorce court. She'll take him for everything he's got, including the house.
