great question, i didnt even look yet. i dont see any other possible explanation tho.
i saw an interesting piece of data tho... NQ is up 6 months in a row, which has only happened 6 times before. and 5 of those 6 times, the market was up double digit percent a year later.
so i dont imagine theres a significant risk of a 'perfect storm' event where a tech bubble pops and suddenly all that commercial real estate goes from 20% vacant to 90% vacant, at least until 2027.
