    lets check out team retards housing market, shall we?

    Redfin reports there are 34% more sellers in the market than buyers. At no other point in records dating back to 2013 have sellers outnumbered buyers this much.


    wow its almost as if no one can afford to buy houses because inflation is skyrocketing and king retard locked in the greatest self-owns in economic history with his tariffs.


    i can only hope that the literal dumbest people on the internet can help me understand how hes actually a genius and somehow its all biden's fault.


    or anyone elses fault.

    She has told me street level dev stories of AI doubling productivity in a year and her being tasked with smoking her staff 6 months ago.

    Anyhoo she put her house on the market and together with her options she’s holing up in San Diego with friends. Little bit of my influence methinks but she really has done the go-bag thing. All I do is talk.

    please reach out to her to gather any feedback shes getting from her agent because a niggas curious; vegas it the perfect petri dish for the housing market imo. like how did she feel about the sticker price they settled on? whats the relative strength / interest among potential buyers? how many vaguely insulting fantasy bids have they rejected? etc etc

    I just refer to her that way here and in real life for continuity sake.

    She ran away from home with a poker playing bass player years ago and landed in Vegas. My phone still has her listed as “Vegas Daughter”.

    She luckboxed into Zappos IT during the Tony Hseih heyday and he made her career. Otherwise I’m pretty sure she’d be dealing Pai Gow to Asians at Circus Circus

    She hung out with Matt Berkey in his poker mansion frat house once or twice back in the day. None of that life ever interested her. She never ever played despite me hooking them up with Party Poker when they were 10. She prolly sensed her father at heart was basically a degen and that’s pretty unappealing. I’m not a psychologist.

    Since Tony’s death she and her network of tatted and pierced coworkers bounced around startups during the free massage, food, health care, venture capital boom experienced by young developers and now finds herself at the other end of the parabola.

    She was in Colorado last. She bought her house during the pandemic with that sweet 0% monies. She is using the same realtor who sold the house to her and they are entertaining the first damn reasonable offers cause together they feel things slipping fast.

    Interesting story to me anyway. Every home inspection brings up the roof. Apparently no homeowner in Colorado ever pays for a roof replacement with their own cash. You wait for a hail storm then make a claim. It’s the game out there. Which is what she tells the prospective buyers but whatever. She wants to run now with minimal possessions.

    I can’t imagine giving up a 0% mortgage but it’s all part of the wacky 2020’s amusement ride. 2026/7 fuse is lit.

    I’ve been following the Las Vegas home prices for awhile and get mixed information. Now I’m curious how the local economy with casino layoffs will effect the situation as well. Lastly, the Vegas housing g market seems to kind of go in a cycle of 7s- 1997, 2007 and 2017. So curious to see 2027 soon.

    I am not an expert on any of this, I just watch and see.

    Inflation isnt the issue with housing prices however its the good ole supply and demand. With low interest rates and demand being up it drove housing prices. However, housing prices are going to "correct" themselves soon because supply exceeds demand. I mean some places are expecting a bubble to pop in some places like Vegas and Phoenix. Not as bad as 2008 obviously and the housing market price over inflation isnt even nationwide its places where people are moving to like Texas, Florida vs say well places like Alabama or Mississippi. People who were leaving places like Cali and NY were able to buy and pay cash making even interest rates ticking up from historically low 2s into the 6-7 range irrelevant to keep prices under control.

    I didn't realize we had the same disdain for food delivery.

    I've had food delivered to me a total of zero times via these apps. There's so many reasons why it sucks.

    Anyway, while the AI job killing stories are interesting, in general when a smaller company is bought out by a big one, things go to shit for both employees and customers. Same game, different players. There are very few successful small companies in history where their product/service improved when a big company bought them.

    Regarding the housing market, this is just a delayed side effect to inflation. It's a combination of the fact that home prices have shot up in recent years (meaning a bubble was likely coming), plus people having less money to put down due to inflation. So eventually people just stay in place and say, "I can't afford to buy, and even if I presently own a home, I can't afford to sell it and move, unless I own it outright."

    This one can't be blamed on Trump, as theses are slow-moving trends which began long before he took office.

    Some interesting stats on both Florida and the national trends.

    Most interesting to me was the number 1 place people are moving to in April was…….Sacramento. Who would have thought that? Vegas comes in 9th.

    But of course overall CA and NY are still leading the country in net outflow compared to inflow with LA still number 1 overall followed closely by NYC.

    As for Florida of course the trends of the past 5 years can’t continue and prices are down about 3.5% in the past year. After doubling in 5 years I wouldn’t say it’s any cause for concern. And a simple drive around the state shows the growth is still out of control. But the biggest thing I notice is much of the new construction is higher end apartment complexes. With rents starting at 2k and up, someone sees the need. However it also shows many moving here, even with good jobs can’t afford or don’t want to buy homes yet.

    you can find alot of good stuff that starts with a 7 in arizona right now the fall out rates are high but buyers market

    I live in Orange County suburb. Home prices in my area are still going up. In fact, we just got announcement in the mail they are increasing our property taxes (again).
