    There is a thought that Las Vegas will never come back anywhere close to what it was. Casinos are proliferating all throughout the country and the world for that matter. The local economy is a disaster, and like any deteriorating city, it's almost impossible to reclaim its glory.

    The economy the last 4 years has proved to be a psychological barrier for a lot of people because it lasted so long. When people finally pay off their debt and get a few bucks stashed away, its not like they are going to run to Las Vegas and gamble and go to shows. Plus with a possible recession looming yet again, this will further exacerbate the problem.

    Las Vegas peaked 10 years ago and it is on a slow steady decline now. Degen gamblers will simply stay home and gamble, the locals have no money and the Asian whales will simply go to the Orient to gamble. Couple in a sustained weak economy, everything is working against Las Vegas.

    When we go back into recession, Las Vegas will be in deep trouble. When you are beholden to only one industry (gambling) you have exposure. Just look at Detroit. There are simply too many other places to make cars now, just as there are too many places now to gamble live.

    You probably have a 100% chance of losing money if you treat it as an investment. You are better off buying a condo in South Beach and going to the casinos down there. You are in party central, on the water, with the hottest South American women in the world, as opposed to being in a desert with underground tunnel people and bitcoin traders. Of course, you always have a risk of a Hurricane.

    my wifes fam ownes 65 sections (close to seventy sq miles) of land in southern saskatchewan that is leased out to a custom farming company, there tractors are so huge they take up %100 of a two lane road. i would bet some one is growing weed some were there.

    Cmoney i have a two good frends who are in the realistate market in lasvegas and one usualy will purchase smaller houses fix them up and rent or sale he indicated he is sitting on 6 houses right now. the other is more into time share condo's i have seen the one in the ph tower he says they (time shares) are the best deal right now he uses redweek.com to trade and buy these properties, and says mariot properties are by far the best and easiest to trade.

    The Las Vegas economy and real estate market are definitely starting to recover. Over the past year and a half, Strip casino revenues are way up, home prices are starting to move up, and unemployment is definitely moving in the right direction. They are building 30 houses right near mine and people have to buy them before they start construction. Houses are now getting bid on by 3 and 4 buyers. I got my house 4 years ago when almost half of my street was vacant. Now every single house is occupied.

    I don't know shit about condos. If you're going to be on the Strip constantly, then get a condo by the Strip. But if you want to check out the west suburbs, let me know. I'll drive you around and show you this part of town. I fucking love it. It's a little suburbia-ish (most of Vegas is) but there are still some good restaurants and it's only 15-20 minutes to the Strip, even at peak times.

    It's "cold" in Vegas right now at 52 degrees. It will be back up to 70 on Wednesday. You can wear just a t-shirts in December. It does get hot as shit for 3 months, but other than that the weather is absolutely gorgeous.
