    So I....

    finally hit a new high for net worth today. Granted I have to write uncle Sam a six figure check by the end of the summer to pay for the refinery stocks I sold last year leaving 600k on the table for selling out early.

    Current positions:

    SPG - 3700 shares
    MMP - 2300
    MPLX 4000
    IEP - 3900
    EPD - 4600
    VFC - 6100
    MO - 2500
    BTI - 3400
    GPN - 1200
    WYNN - 1002
    PYPL - 1500
    LVS - 1000

    Some other positions not worth mentioning as they are under 50k. My flyers are UNIT 10k shares and ENVX 2k.

    44% cash looking for a home. My opinion is we don't go from 0-5% FF in a year and not have something massive break. Getting almost 5% on the cash so I'm fine with it sitting in the bleacher seats.

    Any thoughts on what I should put on my watchlist? Want CMCSA around ten bucks lower. Would add to some of what I own if the price was right. My MLPs and Tobacco are hold forever type investments not really looking to add. All dividends are reinvested.

    i really no longer do stocks any more personally but i do see a lot of people talking their book in my feeds and lately im seeing a lot of rebalancing away from casinos and towards banks.

    thoughts?

    Did you see Farmers Insurance is pulling out of Florida?

    Next hurricane goes through and no one has insurance to rebuild? Florida = 3rd world state.

    I sold my PDI last month. Had almost 40k shares. The UNII report was getting uglier and with rates at 5% and still rising was afraid they were going to cut and I'd lose my shirt. Not that it was a great investment while I owned it. Sure I made a few hundred K in dividends but they are fully taxable. Nice capital loss I booked for to offset future gains hopefully. $26k special dividend in December was nice. I'll miss PDI.

      country978: i bought some when you talked about it awhile back. the dividends essentially made up for loss in share price. overall did just ok

    I hope we're near a top. I have 44% in cash waiting. We sold the mansion a few years ago like I posted a while back. Bought an "older" house so the roof is original so 25 years. No leaks thus far but insurance companies don't like this after last years hurricane. I'm not even sure how many insurance companies are left in Florida. We dodged a bullet here in Sarasota but down south 50 miles or so got wrecked.

    Something is going to blow soon with rates this high imo. I can't touch banks until the shit hits the fan. I bought some LNC today and even that stock scares me a little. Remember back in the GFC Bear Stearns collapsed in March. Then everything was fine and the market did well during the Summer until Lehman blew up in September and the market dropped like 50% next 6 months. I'm not saying same thing will happen but the 3 bank failures happened around the same time this year. I'm expecting something to happen this Fall. Probably completely wrong but you don't go from 0-5% and not expect something major to blow up.

    We used to be that “down south 50 miles” just a few years ago. I’m a huge luckbox. Our old neighbors are still dealing with the aftermath. Everything lost.

    Walk into a furniture store and repurchase an entire house worth.

    Garrett woulda killed it doing floors 24/7 365. These people would duke him whatever he asked to move up his list.

    Lotta people just stayed up north but many were homeless,

    Gotta think a significant reason for DeSantis declining Florida polling has to do with the disquiet over DeSanits Insurance.

    For many it’s, “I used to paid $2k last year and now I pay $10k”.

    Glad the Florida chapter of my life is behind me. Now we dodged the Vermont floods by not too much lol

    We lost 9 panels in our cage. The guy three houses down lost his entire cage and our cages are pretty huge. The guy directly across the street from me had an eighty foot pine tree end up in his living room. Thankfully nobody was home or it probably would have killed them. I walked over and it was laying in the middle of their house. The next morning I left the house and we had two huge oaks blocking our street. It looked like a nuke went off at the golf course we live at. And that's with 90 mph winds gusting to a little over 100. It was amazing the amount of crews that came out from other states to help restore power. The headquarters was in Sarasota and they had three gas tanker trucks just filling up these trucks non stop.

    This year is weather like I've never seen in my 18 years in FL. No rain whatsoever. June we had 2.5 in average is 7.5. July so far we've had .50 average is 9. No afternoon storms at all. Water temps are mid to upper 90's. There will be a lot of people saying a lot of prayers come Aug-Oct this year because if anything screams Cat 5 hurricane it's a water temp of 97 degrees.

    Inspired me to review my net worth…still down 37k from all time.

    At one point during Covid I was $400k down….oof.
