    Anyone have history of property purchases

    This is not a joke, I’ll probably just offer 1900 off the asking price of 59,900.

    Small lot, 33 by 133, but the significance to me is impossible to explain. Nostalgia up the ass.

    I’m ready to cave already. Saw it this afternoon. Banks open tomorrow. Any advice will be welcome except the go fuck yourself version

    Is it just some small parcel of land? Thats so cheap. I can’t imagine it’s developed unless it’s a small fishing cottage or something, but most people don’t have an emotional attachment to a small parcel unless someone was buried on it or they used to own a home on it. Either way, you need comps to make an educated offer. I wouldn’t offer 58000 for anything selling for 59900 unless it was an auction where I don’t have a second shot and feel it’s underpriced.

    It’s a cottage lot that was formerly owned by my great grandparents. My parents eventually owned it and the lot beside it where I spent my summers.

    It was a fluke that I drove by and saw the for sale sign. I would pay more but I got to play the game, right.

    beware septic issues and meddlesome environmental regulations cause it’s near water. That could end your financial life forever.

    Choose your own inspector and not one recommended by either agent. Yours or theirs. Inspectors in bed with agents do not want to queer the deal with bad news.

    Raise your right hand and swear you will not skip retaining a lawyer if the offer is accepted. He’s the guy who will be on the hook with easements and anything that might go awry. He’s your fall guy.

    Canada with no mortgage interest deduction is a strange strange land. It was exempt from all the Tom Foolery we deal with down here like mortgages/housing crisis. I suspect it’s less the wild west.

    There is only so much waterfront. It’s hard to screw that up.

    What’s the deal with flood insurance up there? Ask about what the present owner is required in that regard. It can suck.

    Is there a dock? My experience is if one doesn’t exist you cannot build one cause environmentalists (aka Budweiser drinking pedophile liberals). You can repair existing. It’s a big asset
