    The house sits 35 feet above the water here, so no problem. The new lot is 3.21 acres, and 3.11 are in the flood plain. I am going to put the garage under the house and and hope I don't see high water.

    Yea I was just fuckin around. Lurkers place is pretty bad ass. Baron that big boulder in the yard would worry me if there was kids around. It look like there's a dangerous cliff in your yard but maybe that's not the case.

    The branches don't really hang over enough for a rope swing. Right beside that pipe(for getting the kayaks out) is a set of rock steps that make it very easy to get in and out of the water.

    It is really not that dangerous and has been a staging area for much of the kids fun, I never thought of it as a dangerous thing at all it is no more than 6 feet at the highest point also a good spot to blast off fire works on halloween.

    it is not slipery either as i normally pressure wash it once per year.
